Programmable Places

Interior options for Life - Kitspace powers customer choice for Marcon Developments.

Kitspace partnered with Marcon Developments on the Hue project in Port Moody, BC, to address the challenges posed by the site’s constraints and the architectural design of long, narrow one-bedroom suites. Leveraging its expertise in modular design and product development, Kitspace created a programmatic interior design system that appealed to a broad spectrum of buyers, transforming potentially problematic units into some of the fastest-selling in the project.

Kitspace's contribution went beyond design—Kitspace also manufactured the interior goods for all 240 apartments, setting a new standard for Marcon’s future projects with its innovative, scalable approach.

The team developed a system of interlocking, prefabricated components expandable dining surfaces, built in workstations, and convertible storage that could be assembled in multiple configurations without altering the base construction. This approach reduced complexity for Marcon’s build team while giving buyers real choice in how their homes functioned.Every interior element was manufactured off-site by Kitspace and delivered as a ready to install kit. The precision and efficiency of the process allowed the project to move quickly, with exceptional quality control and minimal waste.

  1. Programmatic Design System Kitspace conceived of a modular, programmatic interior design system that offered buyers a high degree of customization and flexibility. The design system was created with the goal of appealing to different buyer profiles—from young professionals and couples to empty nesters—by offering optional interior features tailored to their needs.
    Key design elements included:

  • Expandable dining areas to maximize space for small families or professionals who entertain guests.
  • Flexible workspaces integrated into the units, allowing buyers to convert parts of the home into a home office or storage area.
  • Feature-rich modular components like TV consoles, built-in desks, and customizable cabinetry that could adapt to each buyer's preferences.

  1. The result was a design system that reduced the overall number of unique components, increasing production efficiency and simplifying installation, while still offering significant customization for buyers.

  1. Appealing to Diverse Buyer Profiles By providing customizable design elements, Kitspace ensured that the units could appeal to a variety of demographics:
    • Single professionals appreciated the smart, space-saving features and modern aesthetic.
    • Young families were drawn to the functionality of the customizable storage and dining solutions.
    • Empty nesters found the simplicity and flexibility of the layouts to be attractive, allowing them to downsize without sacrificing comfort or functionality.

  1. This flexibility made the one-bedroom units some of the most desirable in the project, helping them become the fastest sellers in the scheme.

  1. Efficient Manufacturing and Installation Kitspace also took responsibility for the manufacturing of the interior goods for all 240 apartments. By standardizing key elements of the design, Kitspace was able to streamline the manufacturing process and reduce overall costs, without sacrificing quality or buyer satisfaction. The off-site production of the modular components minimized on-site installation complexity and ensured timely project delivery.
