Rising where Sidney’s original fire hall once stood, 3rd & Sidney represents a thoughtful reinvention of a historic downtown site — transforming a civic landmark into a vibrant, mixed-use community hub.
Designed by Praxis Architects for Sakura Project Management, the six-storey building blends 91 studio, one-, two-, and three-bedroom homes with a dynamic ground-floor retail frontage and upper-level office spaces. The wood-frame structure is supported by a 120-stall underground parkade, ensuring both livability and practicality within the town’s walkable core.
The design respects Sidney’s small-town character while introducing a modern urban rhythm. Brick and natural materials anchor the façade to its context, while generous glazing and terrace setbacks soften the building’s scale along Third Street. Interiors prioritize light, efficiency, and comfort — reflecting the coastal lifestyle that defines life on the Saanich Peninsula.
Beyond its architectural contribution, 3rd & Sidney marks a symbolic turning point for the town centre: a site once dedicated to public service reimagined as a home for local residents, entrepreneurs, and visitors. It embodies the values of community continuity, adaptive growth, and timeless design — setting a new benchmark for mixed-use living in Sidney’s evolving downtown.
